Living on Lake Austin: Waterfront Luxury Minutes From Downtown

Life Is Better at the Lake

Imagine morning coffee on your own dock, an afternoon wakesurf session and sunset cocktails on the water, then a 15-minute drive to dinner downtown. That's Lake Austin. It's one of the few places in the country where you can live true waterfront and still be this close to a major city.

Lake Austin stretches about 20 miles along the city's west side, from Tom Miller Dam near Tarrytown up to Mansfield Dam. Unlike Lake Travis, it's managed to stay at a fairly steady level, so your dock stays in the water and your view stays postcard-perfect year-round. Let's dive in. (Life jackets optional, but recommended.)

Location and Getting Around

Lake Austin waterfront homes span several ZIP codes, including 78703, 78730, 78733 and 78746. Where you land on the lake makes a big difference in your commute:

  • Eastern shore (near Tarrytown and Westlake): about 10 to 15 minutes to downtown
  • Central shore (near Davenport Ranch and Lost Creek): about 15 to 20 minutes
  • Western shore (near River Place and Steiner Ranch): about 20 to 30 minutes

The Homes: Waterfront Estates and Lake-View Retreats

This is Austin's top-tier market. The median sale price for Lake Austin waterfront homes over the past 12 months was about $5M, at roughly $1,159 per square foot, with most sales above $3M. With only a handful of waterfront homes trading each year, the right property can be a once-in-a-decade opportunity.

  • Waterfront estates: custom homes with private docks, boat lifts and expansive outdoor living.
  • Waterfront condos and townhomes: a lower-maintenance way to get on the water.
  • Lake-view homes: hillside homes with big views, but without the cost of owning a dock.

Docks are a big deal here. Building or changing one requires permits from the City of Austin (which manages dock rules on Lake Austin), or from the county for properties outside city limits, and new permits can be hard to get, so homes with an existing permitted dock tend to command a premium. Dock construction can run well into six figures, plus annual upkeep. I'll help you understand exactly what comes with the property before you sign on the dotted (water)line.

The Lifestyle: Docks, Dining and Days on the Water

Life on Lake Austin revolves around the water: wakesurfing, waterskiing, paddleboarding and slow sunset cruises. Not ready for a boat? Public launches at Walsh Boat Landing and the Loop 360 Boat Ramp, plus Red Bud Isle for paddling and an off-leash dog park, make the lake easy to enjoy.

Lakeside dining is a local tradition. Grab Tex-Mex on the deck at Hula Hut, coffee and dessert at Mozart's Coffee Roasters, burgers at Ski Shores Cafe, or barbecue at County Line on the Lake. For a full reset, the Lake Austin Spa Resort is right on the water. Nearby, you can catch the view from Mount Bonnell or the Pennybacker Bridge overlook, or hike at Emma Long Metropolitan Park, which covers about 1,100 acres of shoreline and trails.

Schools

Because Lake Austin stretches so far, school districts vary by shoreline. Depending on the address, waterfront homes may fall in Eanes ISD, Austin ISD, Leander ISD or Lake Travis ISD. This is one area where checking the exact address matters, and I'm happy to do that homework for you.

Who Lake Austin Is Perfect For

  • Boaters and water sports lovers who want to be on the water every chance they get.
  • Luxury buyers looking for a rare waterfront property close to the city.
  • Entertainers who want a home that's built for hosting.
  • Second-home buyers who want a resort lifestyle without leaving Austin.

If you only plan to boat a few times a year, a lake-view home (or a home near a public launch) may give you more value for your money. If you want the lake to be part of your everyday life, there's nothing quite like it.
