Where the Hill Country Meets the Fairway
If Austin had a resort wing, it would be Barton Creek. Gated enclaves, four championship golf courses, limestone canyons, and a 4,000-acre preserve sit about 20 minutes from downtown. You get the Hill Country without having to explain to your friends why you moved to the middle of nowhere.
Barton Creek isn't one neighborhood. It's a collection of private enclaves, each with its own gate, HOA, and personality. Some are lock-and-leave garden homes; others are estate lots measured in acres. The common thread? Privacy, views, and a tee time that's never far away. I'll be your caddie for this one.
Barton Creek sits southwest of downtown, anchored at Barton Creek Boulevard and Southwest Parkway, with Highway 71 and Loop 360 close by. It's close enough to make dinner reservations on South Congress, far enough that you can actually see the stars.
Rush hour can add 5 to 15 minutes heading east. Pro tip: that's what podcasts are for.
Barton Creek's median sale price over the past 12 months was about $2.83M, across roughly 35 closed sales. For context, that's more than four times the Austin median. Lot sizes run from about a quarter acre to 3+ acres, and architecture ranges from classic Texas Hill Country stone to crisp modern glass with canyon views.
Each enclave has its own flavor:
HOA dues vary a lot by enclave, from modest to several hundred dollars a month, and club membership is separate from owning a home. Ask me for the specifics on any address; the fine print matters here.

Golf is the headliner. Barton Creek is home to four championship courses designed by some of the biggest names in the game:
The Omni Barton Creek Resort & Spa anchors the community with a spa, pools, tennis, fitness, and dining, including Bob's Steak & Chop House. Translation: a staycation is always an option.
Not a golfer? No handicap here. The Barton Creek Greenbelt is nearby for hiking, mountain biking, and swimming holes like Sculpture Falls, and the Violet Crown Trail is close by too. For a quick bite, a coffee run, or a dine-in movie, Lantana Place on Southwest Parkway is about five minutes away and home to the AC Hotel's Salt + Stone rooftop bar. Bigger errands and date nights happen at the Hill Country Galleria in Bee Cave, about 10 minutes away, with H-E-B in Bee Cave or Lakeway.
Here's the part that trips people up: Barton Creek is split between Eanes ISD and Austin ISD, depending on the enclave. Eanes-zoned homes typically feed Barton Creek Elementary, West Ridge Middle, and Westlake High, and that zoning tends to show up in the price. Austin ISD sections typically feed Austin High.
Eanes ISD also rebalanced its elementary boundaries for the 2025-26 school year, closing Valley View and shifting some students between Barton Creek and Forest Trail elementaries. Bottom line: always verify school assignment by exact address. (Yes, I'll do that homework for you.)
Prefer private school? St. Michael's Catholic Preparatory School (formerly St. Michael's Catholic Academy) is right inside the neighborhood. It's a coed, college-prep Catholic school serving early childhood through 12th grade, with its Upper School at 3000 Barton Creek Boulevard and its Lower and Middle School on Wimberly Lane. It's also a sports powerhouse with 30+ state titles. For some families, a commute that never leaves the neighborhood is the ultimate luxury amenity.
If you want walk-to-coffee urban living, this probably isn't your spot. (Don't worry, I've got neighborhoods for that too.)
Every enclave in Barton Creek plays a little differently: different gates, HOAs, schools, and price points. That's where I come in. I know the streets, the views and which homes are hiding in plain sight, and I'll help you find the one that fits your life.
