The Live Music Capital, Live From Your Balcony
Downtown Austin is for people who want to be in the middle of it all. The State Capitol at one end, Lady Bird Lake at the other, and in between, some of the best restaurants, music venues and skyline views in Texas.
Living here means walking to dinner, biking the lake trail before work and hearing about the hot new restaurant before it has a wait list. It's a lifestyle that's high energy, high rise and, let's be honest, a little high-key fabulous. Let's head up.
Downtown centers on 78701, roughly bounded by I-35 on the east, Lamar Boulevard and MoPac on the west, the Capitol and UT on the north, and Lady Bird Lake on the south. Each district has its own personality:
Getting around is easy. UT is about a 10-minute walk, South Congress is a stroll across the bridge, and the airport and The Domain are both about 15 to 20 minutes by car. Capital Metro buses and the MetroRail Red Line also run downtown.
Downtown is mostly condos, from boutique mid-rises to some of the tallest residential towers in Texas. Well-known buildings include The Proper, The Independent (58 stories, nicknamed the "Jenga tower"), The Austonian, 360 Condominiums, Seaholm Residences and the W Residences, plus a lineup of newer towers along Rainey Street, led by The Modern, a 56-story condo tower that welcomed its first residents in 2025.
The newest headline-maker is Waterline, which at 74 stories is now the tallest building in Texas. It's home to the recently opened 1 Hotel Austin, a five-star hotel with 252 rooms, plus 352 luxury residences for lease. Not ready to buy? Waterline's high-end leasing options let you try life at the top on for size before you commit. Talk about elevated living.
Recent data puts the median downtown condo price around $650K, with luxury units well into the millions. HOA dues typically run about $500 to $2,500+ per month, depending on the building and amenities. Factor in parking, building reserves and any special assessments too. I'll help you compare buildings side by side so there are no surprises.

Downtown dining runs from barbecue at Lamberts to Emmer & Rye, La Condesa and Red Ash, with the Fareground food hall for quick picks. For entertainment, you have ACL Live at the Moody Theater, the historic Paramount Theatre, 6th Street and Rainey Street, all within walking distance.
When you need a break from the bustle, the 10-mile Ann and Roy Butler Hike-and-Bike Trail loops Lady Bird Lake, the Shoal Creek Trail heads north, and Republic Square hosts events and a farmers market. From March through November, the bats under the Congress Avenue Bridge put on a nightly show. Not a bad way to wing it.
Downtown is in Austin ISD. Homes are typically zoned to Mathews Elementary, O. Henry Middle School and Austin High School, with LASA available as a magnet option. Always confirm school assignments by building address.
If you need a yard for the dog or a quiet street, downtown may be a bit much. If you want the energy, it's the place to be.
Every building downtown has its own HOA, amenities, rules and reputation. I'll help you compare your options, read the fine print, and find the condo that fits your lifestyle and budget.
