Living in Northwest Hills: Top Schools, Big Trees and Hill Country Views

Suburban Feel, Central Address

Northwest Hills is where Austin families have been putting down roots for decades. Rolling hills, mature trees, well-loved schools and a Fourth of July parade that's been going strong since 1972 give it a classic hometown feel, all about 15 minutes from downtown.

It's practical and pretty at the same time: room to spread out, quick access to MoPac, and views that remind you why they call it the Hill Country. Northwest Hills is a neighborhood that's hard to get over. (Sorry, I had to.)

Location and Getting Around

Northwest Hills sits in 78731, west of MoPac and about 7 miles northwest of downtown. Mesa Drive, Far West Boulevard, Spicewood Springs Road, RM 2222 and Loop 360 are your main routes.

  • Downtown Austin: about 12 to 18 minutes by car
  • The Domain and The Arboretum: about 10 to 15 minutes
  • UT Austin: about 15 minutes
  • Austin-Bergstrom Airport: about 25 to 30 minutes

This is a car-first neighborhood, but the short MoPac commute makes up for it.

The Homes: Mid-Century Classics and Modern Updates

The median sale price in Northwest Hills over the past 12 months was about $1.16M, across roughly 105 closed sales, at around $414 per square foot. That's a lot more house per dollar than many central neighborhoods, which is part of the appeal.

  • Original ranches and mid-century homes: built from the late 1950s through the 1980s, many with great bones and big windows.
  • Remodels: classic layouts opened up for modern living.
  • New custom builds: contemporary homes replacing older originals, some with Hill Country views.

Many lots are a quarter acre or more, with mature tree cover and hillside settings.

The Lifestyle: Greenbelts, Sunsets and Easy Errands

Outdoor lovers have plenty of options. Bull Creek District Park and the Bull Creek Greenbelt offer swimming holes and trails, and Mount Bonnell serves up one of the best sunset views in Austin. Northwest District Park, Balcones District Park and the Bright Leaf Preserve round out the list.

Errands are easy, with neighborhood shops and restaurants along Mesa Drive and Far West Boulevard. The Domain, The Arboretum and Domain Northside are close for bigger shopping trips. The Dell Jewish Community Center is also nearby.

Schools

Northwest Hills is in Austin ISD and is known for its school path. Many homes are zoned to Doss Elementary, Murchison Middle School and Anderson High School, though some areas feed Hill or Gullett Elementary. Private options nearby include St. Theresa's Catholic School, St. Matthew's Episcopal, Austin Jewish Academy and The Magellan International School. Always confirm school assignments by exact address.

Who Northwest Hills Is Perfect For

  • School-focused families who want a strong Austin ISD path.
  • Relocating executives who want space and a quick drive to work.
  • Long-term owners who value lot size, trees and a settled neighborhood.
  • Value seekers who want an alternative to Westlake pricing.

If you want to walk to bars and restaurants every night, a more central neighborhood may suit you better. If you want a home base with room to grow, Northwest Hills delivers.
