Living in Westlake and Westlake Hills: Eanes ISD, Hill Country Views and Room to Breathe

Hill Country Living, City-Close

Westlake is where many Austin families set their sights, and for good reason. Wooded lots, winding roads, Hill Country views and one of the top-rated school districts in Texas, all about 10 to 15 minutes from downtown.

It's private and peaceful, but never far from the action. Whether you want a classic home on an acre of oaks or a brand-new modern build with a view, Westlake is a neighborhood that's easy to look up to. (It's on a hill, after all.)

Westlake vs. Westlake Hills: What's the Difference?

Good question, and one I get a lot. Westlake Hills is its own small incorporated city, with its own government and zoning, located between Loop 360 and Bee Caves Road just west of downtown Austin. Westlake is the broader area around it, generally defined by the Eanes ISD boundaries across 78746 and part of 78733. Within Westlake, you'll find a number of distinct neighborhoods, including:

  • West Lake Hills: the city itself, with wooded lots and a mix of classic and custom homes.
  • Rollingwood: a small city of its own next to Zilker Park (see my Rollingwood guide).
  • Davenport Ranch: hillside homes off Loop 360 with Hill Country views.
  • Lost Creek: a family-friendly community near the Barton Creek Greenbelt, home to Lost Creek Country Club.
  • Rob Roy and the Lake Austin corridor: estate homes and waterfront properties at the top of the market.

Location and Getting Around

  • Downtown Austin: about 10 to 15 minutes outside rush hour
  • UT Austin: about 12 to 18 minutes
  • The Domain: about 20 to 30 minutes
  • Austin-Bergstrom Airport: about 22 to 30 minutes

Rush hour can add 10 to 15 minutes, especially around the 360 and MoPac interchange. Plan your coffee accordingly.

The Homes: Classic Ranches to Modern Masterpieces

The median sale price in the Westlake area over the past 12 months was about $1.91M, at around $550 per square foot. Westlake has a wider range of inventory and price points than smaller enclaves nearby, which gives buyers more options.

  • 1960s to 1990s originals: ranches and traditional homes on wooded lots, many ready for updates.
  • Renovated homes: classic layouts reworked with modern finishes and outdoor living.
  • New custom builds: contemporary homes designed to capture Hill Country views.

Teardown and rebuild activity is common here, so land value is a big part of the conversation. I'll help you figure out whether a home is a keeper, a remodel or a fresh start.

The Lifestyle: Trails, Village Shops and Friday Night Lights

Nature is never far away. Wild Basin Wilderness Preserve offers about 2.5 miles of trails across 227 acres, the Barton Creek Greenbelt is close by, and Lake Austin's Red Bud Isle and Emma Long Metropolitan Park are short drives. Zilker Park and Barton Springs are about 10 minutes away.

For everyday errands, The Village at Westlake has shopping and dining, and the Hill Country Galleria in Bee Cave is a quick drive. Local favorites include Zax, Sway, The Grove and Jack Allen's Kitchen. On fall Fridays, much of the community heads to Chaparral Stadium to cheer on Westlake High.

Schools

Westlake is Eanes ISD territory, consistently one of the highest-rated districts in Texas and a big reason buyers choose the area. Depending on the address, homes are zoned to elementary schools such as Barton Creek, Bridge Point, Forest Trail, Eanes or Cedar Creek, then Hill Country or West Ridge Middle School, and Westlake High School. Eanes ISD adjusted elementary boundaries for 2025-26, so always confirm school assignments by exact address.

Who Westlake Is Perfect For

  • Families who want the full Eanes ISD path from kindergarten through graduation.
  • Buyers who want privacy and larger, wooded lots.
  • Relocating professionals who want Hill Country living close to downtown.
  • Builders and renovators looking for land in a top school district.

If walkability is at the top of your list, Tarrytown or Clarksville may be a better fit. If you want space, schools and scenery, Westlake checks every box.
