Living in Zilker: Austin's Backyard Is Your Front Yard

Where Austin Comes to Play (and You Get to Stay)

Everyone in Austin visits Zilker. A lucky few get to live here. This neighborhood wraps around Zilker Metropolitan Park, which means Barton Springs Pool, the botanical garden, the hike-and-bike trail and some of the city's best festivals are all part of your daily routine.

It's active, outdoorsy and a little bit iconic. Imagine jogging around the lake before work and taking a 68-degree dip at Barton Springs after. That's not a vacation. That's a Tuesday. Let's dive in.

Location and Getting Around

Zilker sits south of Lady Bird Lake, roughly bounded by MoPac on the west, South Lamar Boulevard on the east and Barton Hills to the south, with Barton Springs Road running through the middle.

  • Zilker Park and Barton Springs Pool: minutes on foot or by bike from most homes
  • Downtown Austin: 5 to 10 minutes by car
  • UT Austin: 10 to 12 minutes
  • Austin-Bergstrom Airport: 15 to 20 minutes
  • The Domain: 20 to 25 minutes

The Homes: Bungalows to Brand-New Builds

The median sale price in Zilker over the past 12 months was about $1.42M, across roughly 62 closed sales, at around $665 per square foot. Inventory is tight, with only about three months of supply, so good homes don't linger.

  • Original bungalows: classic 78704 cottages, many lovingly updated.
  • Modern rebuilds: larger contemporary homes and duplex-style builds replacing older originals.
  • Townhomes and condos: a lower-maintenance way into the neighborhood.

Market figures: trailing 12 months of MLS closed sales as of October 2026. Verify current numbers before publishing.

The Lifestyle: Springs, Trails and Festivals

The big draw is the park. Zilker Metropolitan Park covers about 350 acres with sports fields, disc golf, the Zilker Eagle train and the 26-acre Zilker Botanical Garden. Barton Springs Pool stays 68 to 70 degrees year-round, the Barton Creek Greenbelt trailhead is close by, and the UMLAUF Sculpture Garden adds a dose of culture.

For food, Barton Springs Road has Austin staples like Terry Black's Barbecue, Juliet, Lou's and the original Chuy's, and the South Lamar corridor is home to Uchi and more. The calendar stays full too: ACL Music Festival in October, the Trail of Lights in December and the ABC Kite Festival in spring. Just know that festival traffic comes with the territory. Consider it a small price for a front-row seat.

Schools

Zilker is in Austin ISD. Many homes are zoned to Zilker Elementary, O. Henry Middle School and Austin High School, with LASA available as a magnet option. Austin ISD made campus changes for 2026-27, so always confirm current school assignments by exact address.

Who Zilker Is Perfect For

  • Outdoor lovers who want trails, springs and green space out the front door.
  • Active families who want a park playground that's bigger than most suburbs.
  • Music fans who'd rather walk to ACL than fight for parking.
  • Downtown professionals who want a short commute and a big lifestyle.

If you want peace and quiet every weekend of the year, Zilker might be a little too popular. For everyone else, it's a walk in the park.
